GENERAL RULES
The following is a general guide for the use of residents. Please note that additional rules may apply to certain blocks of flats.
Dogs
Dogs should be kept on a lead in the in the communal areas of buildings and in the private garden areas of the estate.
Please do not leave dogs unattended at home as barking can cause disturbance to other residents.
Gardens
The estate gardens are for the peaceful enjoyment of residents only.
Residents are requested to use the gardens and grounds of the estate for the purposes of rest and peaceful recreation only and not to use the gardens, balconies or patio areas for any ball or noisy games or to play music.
Parking
Parking spaces for leasehold properties on the estate are generally allocated to individual flats and may not be used other than with the permission of the owner. Some blocks of flats may have their own parking arrangements.
All leaseholders and their visitors have the right to park in the designated visitor parking bays (mostly marked with a V) on a first-come-first-served basis. Visitor parking bays are for temporary/short-term parking of private motor vehicles only.
Storage
In the interests of fire safety and general courtesy, no items are to be left or stored in the communal areas. This includes shoes and pushchairs left outside flats. Utility cupboards must also be kept clear at all times. Please refrain from storing items on the balconies of flats as this looks unsightly.
Subletting
When subletting, the owner is responsible for ensuring the tenants uphold the covenants within the lease or freehold transfer documents and all tenancy agreements should be drawn up to include these covenants.
Please ensure contact details of the tenants and any managing agent are provided to Willmotts.
